All park homes, not just ours are subject to leasehold conditions of ownership. This means that you own the property but not the land it sits on, that is owned by the freeholder in this case, Serenity Parks.
Ownership of your property is also for a set period of time which can vary from home to home and most leasehold owners pay a pitch fee to the owner of the land. At Serenity Parks, this fee also encompasses park maintenance such as landscaping services and repairs to the fabric of the park such as roads etc and you will find that this is typical in most park home developments.
You will be pleased to hear that once you have purchased your new park home, you are the official homeowner. Leasehold does not change that and (as per the Mobile Homes Act 1983 Written Statement) you can make as many internal changes to your home as you wish. The only difference, when compared with a traditional bricks and mortar freehold home, is that if you wish to change anything to the exterior or the land surrounding it, you should seek permission from the park owners.
Other positives of owning a park home are that there is no stamp duty attributed to the property (even when the Government holiday isn’t on) and running costs and utility bills tend to be considerably smaller than in bricks and mortar homes. Should you wish to gift your home to a family member or relative, this can be done too with ease.
